Full Exterior of Strata Complex

Paint full exterior: Wood Siding, Wood Soffits, Fascia, Trim, Door Frames, Window Frames, Spindled Railing, Stairs, Lattice, Posts & Beams, Decorative Accent Pieces. Activities undertaken by Pro Works Vancouver:

Surface Preparation: All peeling areas of paint were scraped to remove the loose flaking areas, feather sanded smooth, and sealed with an oil primer prior to paint application. Hairline cracks were filled with caulking to prevent moisture from penetrating the surface. Dry rot on fascia board was removed and a new piece of fascia was cut to size and installed. All areas not being painted will be site protected prior to application. Downspouts were removed prior to painting and reinstalled once painting was complete.

Painting: Sherwin Williams Duration in a flat finish, Homburg Grey for wood siding, soffits, and lattice. Sherwin Williams Porch and floor enamel was used for stairs in the colour Homburg Grey. Sherwin Williams Duration in a satin finish, West Highland White for fascia, railings, and trimming.

The main body of the property including soffits and lattice was applied via airless sprayer application. All the trim, stairs, and railings were hand brushed and rolled. 2 coats were applied to all areas.

Noteables: Two separate boom lifts worked in tandem on site to reach the rear dormers on the property, 35ft in the air behind fencing that was very difficult to access. It was also necessary to operate the machines’ jib at such an angle where it would not interfere with power lines attached to the building. These areas were completed successfully thanks to the ingenuity of our crew chiefs and a site visit from our boom lift supplier.

Cones were used in the laneway at the rear of the building to direct traffic safely away from working painters. Residents were notified of painters working onsite and to be aware of equipment and machinery. Power lines were made inactive on the day we worked in the area. Ladder jacks were used in conjunction with roof anchors and a harness system while working on the roof of the property.
